Do I need special qualifications to list a TIC share?
No special qualifications are required beyond your existing real estate licence. A TIC share is a separately held legal title interest in real property β transacting it is no different to transacting a whole property under Australian state property law. You handle all negotiations and transactions through your normal agency process.
Who pays the listing fee β the agent or the vendor?
With an agent subscription (A$198/year), the agent pays the subscription fee and their vendor clients are listed at no cost to them. This gives agents a compelling value-add when pitching for vendor business β free listing on Australia's dedicated TIC exchange platform.
Does ticx.com.au handle the transaction?
No. ticx.com.au is a listing and discovery platform only. We are not a licensed real estate agent or broker. All bid offers are forwarded directly to the listing agent, and all transactions are conducted by the licensed agent through their normal process under applicable state real estate legislation. No transaction occurs on this platform.
Who handles the resale when a co-owner wants to sell their share?
When a co-owner wishes to sell their TIC share, they click the SELL button on the property listing on ticx.com.au. That notification goes directly to the agent representing the property, giving them first opportunity to contact the co-owner, obtain a vendor mandate, and list the TIC share as a new resale. A copy of the notification also goes to admin@ticx.com.au as a safety net. There is no exclusivity β the co-owner ultimately chooses their agent β but the listing agent is always first contact.
Can a TIC share be used as security for a loan?
Yes. A TIC share can be mortgaged independently of other co-owners. This right is enshrined in Australian property law. See our TIC Loans page for more information on lenders who specialise in TIC financing.
Can a TIC share be willed to heirs?
Yes. A TIC share passes through the owner's estate like any other real property asset under Australian law. It can be bequeathed to heirs independently of what other co-owners do with their shares.
